A Garden Valley Idaho Thanksgiving!

Here in Garden Valley we have much to be thankful for this Holiday Season. Our community remains vibrant, friendly, safe and naturally beautiful even as we see growth emerging. The outcome of bond elections, this fall, will soon bring us a new library and a school. New businesses and developments are under construction. Know Your Neighborhood! Update on Garden Valley’s Castle Mountain Creeks Market

Economic news, though mixed, seems favorable in Idaho. Last week the Idaho Statesman reported that the Boise Metro Chamber of Commerce held an Economic Outlook Forum. Speakers there agreed that the Treasure Valley economic conditions are stronger and more resilient than many local economies around that nation.

Although Garden Valley sales are down. Local figures are relatively good compared to other nationwide markets. This is due in part to the fact the approximately 50% of our properties are second homes. The typical buyer in our market is not a candidate for sub-prime loans, or high risk, loans. Interest rates are still very favorable and money is easily available to the typical Garden Valley buyer.I estimate that the Garden Valley Idaho market will not suffer as much ans will recover more quickly than others. You may often hear the phrase “a return to a normal market”. What this means is that Sellers should not expect conditions to match those of the 2005 boom any time in the near future. What is the inspector looking for? Perform your own pre-inspection. Address any items that need attention.

Tamarck Ski Resort Announces Season Opening - November 22nd

Tamarack Resort, a world class, year round recreational facility announces the November 22nd opening of the 2007/2008 ski season. Located just one hour north of Garden Valley, lifts will operate from 9:00 am to 4:00 pm daily. Tamarack facilities include 39 runs and 7 chairlifts. The Cold is Coming! Prepare! 12 Easy Winterizing Tips

The temperatures are definitely dropping and the snow is not far behind ( I hope).

Follow these Home Winterizing Tips.

Winter Birdhouse in Garden Valley

  1. Everything and anything that is sitting outside must be stored away. Otherwise, make a map of it’s location in case you need to dig it out from under the snow.
  2. Disconnect hoses from all hose bibs and bury hydrants.
  3. Blow out sprinklers
  4. Stack a weeks worth of firewood in close proximity to the house. Keep the bulk of your firewood away from the siding and out from under overhangs of your home. Stacked wood can attract insects and rodents.
  5. Clean your chimney
  6. Ask Marsha, at the Trading Post, when she expects her next order of grain scoops. Garden Valley snow shovelThey are the best shovels for our snow type. Buy one now before the rush.
  7. Mount snow removal attachments on trucks and tractors or contract with a local snow removal service.
  8. Reverse ceiling fans. They should rotate clockwise for winter.
  9. Close foundation vents
  10. Insulate any pipes that may be exposed or that are running through unheated spaces in the house.
  11. Check batteries in smoke detectors.
  12. Prune away any tree branches or shrubs that will get in the way of shovel.

Get out the snow shoes and the sunscreen!

Property Tax Notices Are in the Mail!

Idaho Property Tax notices for 2008 are in the mail.

Taxes are due in December 20 and can be paid in full or you have the option to pay the first half on December 20th and the second half on June 20.

Late Charges:

Your tax payment must be postmarked no later than the due date or a 2% late fee will be charged. Interest on delinquent fees plus late fees begins on January 1st and is charged at a rate of 1% per month.

Home Owner Exemptions:

If the property is your primary residence you are eligible for a Home Owners Exemption. Application must be filed before April 15th to get the exemption for the current year. The exemption is applied to the property improvements and up to one acre of land. The schedule of exemptions is as follow.

2007 - 50% of the value of your home and up to one acre of land with a maximum exemption of $89,325.

2008 and 2009 - percentage reduction is unchanged (50%), but the exemption maximum will raise to $100,938. Read the rest of this entry »

77.7% of Garden Valley Celebrates Today
