The Glass Slipper and 2008 Real Estate Predictions

Will Cinderella find her way out
of the ashes in Garden Valley?
It’s true! Garden Valley Real Estate looked more like a pumpkin than a shiny carriage in 2007 compared to the recent past. Residential sales were down some, while land sales got hit harder. In previous years land inventory was hard to come by. In 2007 land inventory skyrocketed. We are facing 2008 with a 5 year inventory level. The national news couldn’t be more dismal. CNN, MSNBC and the Statesman (just to mention a few) have some folks hiding their cash in the dust bin. The wicked stepmother is everywhere.
Is there any hope for a handsome prince?
My magic wand is energized and ready to turn the nasty mice into mighty steeds! My mystical powers stem from what I believe:
- In 2007, $12,000,000 worth of real estate changed hands in Garden Valley. The average sales price of residential property was up 13%. That’s enough information to make you dry your eyes.
- I can’t find one bit of positive news, on any topic, in the national media. There has to be something out there besides the nasty stepsisters.
- Interest rates are excellent by any measuring stick.
- The typical Garden Valley buyer is not a first time home buyer, doesn’t rely on sub-prime lending and has credit available.
- A new school and a new library are on the drawing board. There’s a fantasy that few believed would come true!
- The downtown village is scheduled to break ground in the spring bringing with it a new Merc.
- Title One of Boise County is coming to Crouch in a few months.
- The Crouch City Council is working hard on short and long term planning.

The Coachman is headed for the castle draw bridge, the gala is about to begin. I’m dressed for the party and wearing my shiny shoes. Go ahead and call me a silly princess. I know that if I loose my slipper early on, that beautiful prince, Garden Valley, will be bringing my slipper home before the year is out.

I feel that garden valley is about to have a new face and no longer will she be “The great Secret” To some that is a dismal thought but really when has progress ever been thwarted? Historically that’s a strong march.
So a hearty show of hands for your mystical powers. I love it !!!
