A VIEW OF CROUCH?
What is Crouch? Crouch is the only incorporated city in Garden Valley, Idaho. It is the hub of the community. The grocery store, library, hardware store, community center, bank, senior center, gym, Garden Valley Properties office, and many more businesses and services are located in Crouch. The annual Christmas tree lighting ceremony is held here. The 4th of July parade and fireworks are here, too. I could go on for hours. I fell in love with Crouch the first time I visited in 1980. There is even a web cam in Crouch.
Now there is land available just outside the city limits. Past the grocery store and across the bridge, just beyond the river front city park, is Brookview Lane.
Almost 3 acres with a great well, standard septic permit, incredible views and level topography. All of these characteristics are difficult to find on one piece of property. Within the past couple of years the owner has planted over 50 trees and shrubs, including numerous varieties that love that Garden Valley zone.
Available now for $149,000
You’ve got to be curious now! So contact me for all the details.

Local Lenders are Feeling Good!
March 19th, 2008 Categories: Garden Valley Buyers, Garden Valley Real Estate
Today we met with one of our favorite lenders. Nathan Smith with Pro Mortgage Group is very busy writing new loans. Nathan reports that business is picking up in Boise. Pending sales figures are up while new listings are leveling off. If this trend continues it could mean a shift towards a sellers market. Pro Mortgage Group has some really good products to offer buyers. Interest rates are fluctuating within a range of 5.50% to 6.25%. Nathan reported that Freddie Mac is predicting interest rates to average 5.50% for 2008. First and second home loans are still enjoying products with 80% or 90% loan-to-value. Stated Income packages are available, but are driven by credit scores. IHFA has some great products that are not solely limited to lower income and first time home buyers. This is a great time to buy. Loans are readily available and some sellers are still negotiable. Jump on the bandwagon.

Home Owners Exemption Applications Due April 15th.
Did You Purchase a Primary Residence in 2007?
Idaho offers a tax exemption for your primary residence. In order to benefit from the tax break in the current year, your application for the Idaho Home Owners exemption must be filed before April 15th.
This Tax Break Is No Small Potatoes
The exemption is applied to the property improvements and up to one acre of land. The schedule of exemptions is as follow.
2007 - 50% of the value of your home and up to one acre of land with a maximum exemption of $89,325.
2008 and 2009 - percentage reduction is unchanged (50%), but the exemption maximum will raise to $100,938.
Did You Purchase Land With A Septic Permit in 2007?
Did you know that a septic permit is issued for one year? Septic permits must be renewed each year until the septic system is installed and has received final inspection approval. The Central District Health Department will send a reminder notice when the renewal period approaches.
CDHD sends a renewal notice to the last known address of the permit applicant.
If you purchased property with an existing permit and failed to notify CDHD of the transfer of ownership, you will not receive a renewal notice. There is not grace period and there are no exceptions. Failure to renew puts you back at the beginning of the line. You start the process over. The current application fee is $413.00.
The requirements for septic permits are very dynamic. An application granted a year ago, could be denied tomorrow.
Check with CDHD to verify your permit status.

Welcome Tyler Fortunati

Idaho Central District Health Department Appoints New Boise County Representative.
Tyler Fortunati has been appointed the Boise County representative for the Central District Health Department, replacing the recently retired Malcolm McGregor.
Tyler visited Garden Valley Properties offices and gave us some updates.
Fees for CDHD services, including septic permit applications and renewal applications are reviewed by the department annually. This year fees have increased for those services and others. Here is a link to the current fee schedule.
Applications for septic permits, along with associated fees, must be in the CDHD offices before a representative will visit your property. You can find the application forms, along with instructions, at this link. CDHD will take credit cards, as payment. Be aware that the process requires you to dig a test hole to monitor soil type and ground water. The permit fees do not include the cost of excavation. You will be responsible for hiring the excavator and coordinating his visit with the CDHD representative.
Tyler reminded us that some properties require long term monitoring to evaluate drainfield suitability. In these cases, expect to prepare the site for weekly ground water monitoring from February through June.
Tyler said it is very important for the department to have the current name and contact information of property owners. The main reason is to protect property owners. When a septic permit is approved, but the systems is not installed and inspected, the permit expires after one year. The department sends written notification to the property owner to inform them of the expiration date and the renewal process. The fee for renewal is $73.00. Without the correct name and address, the owner may never be notified. Once the permit expires the land owner must pay the initial application fee and start the permit process over again. This oversight will cost the property owner $412.
Tyler is working closely with Boise County to insure that building permits, for new construction and remodels, have CDHD approval. He reminds us that some home additions may require expanded drainfields.
The Central District Health Department offers a wide range of services to the public. I recently benefited from their assistance when considering foreign travel inoculations. They are very helpful. You can even sign up for a customized, electronic, newsletter. Visit their site at www.cdhd.idaho.gov
Tyler, Welcome to Garden Valley. We look froward to working with you.
Malcolm, Congratulations on your retirement and thanks for all your help.
