What is Crouch? Crouch is the only incorporated city in Garden Valley, Idaho. It is the hub of the community. The grocery store, library, hardware store, community center, bank, senior center, gym, Garden Valley Properties office, and many more businesses and services are located in Crouch. The annual Christmas tree lighting ceremony is held here. The 4th of July parade and fireworks are here, too. I could go on for hours. I fell in love with Crouch the first time I visited in 1980. There is even a web cam in Crouch.
Now there is land available just outside the city limits. Past the grocery store and across the bridge, just beyond the river front city park, is Brookview Lane.

Local Lenders are Feeling Good!

Today we met with one of our favorite lenders. Nathan Smith with Pro Mortgage Group is very busy writing new loans. Nathan reports that business is picking up in Boise. Pending sales figures are up while new listings are leveling off. If this trend continues it could mean a shift towards a sellers market. Pro Mortgage Group has some really good products to offer buyers. Interest rates are fluctuating within a range of 5.50% to 6.25%. Nathan reported that Freddie Mac is predicting interest rates to average 5.50% for 2008. First and second home loans are still enjoying products with 80% or 90% loan-to-value. Stated Income packages are available, but are driven by credit scores. IHFA has some great products that are not solely limited to lower income and first time home buyers. This is a great time to buy. Loans are readily available and some sellers are still negotiable. Jump on the bandwagon.

It Will Cost You To Miss These Deadlines

Home Owners Exemption Applications Due April 15th.
Did You Purchase a Primary Residence in 2007?
Idaho offers a tax exemption for your primary residence. In order to benefit from the tax break in the current year, your application for the Idaho Home Owners exemption must be filed before April 15th.
This Tax Break Is No Small Potatoes
The exemption is applied to the property improvements and up to one acre of land. The schedule of exemptions is as follow.
2007 - 50% of the value of your home and up to one acre of land with a maximum exemption of $89,325.
2008 and 2009 - percentage reduction is unchanged (50%), but the exemption maximum will raise to $100,938.
Did You Purchase Land With A Septic Permit in 2007?
Did you know that a septic permit is issued for one year? Septic permits must be renewed each year until the septic system is installed and has received final inspection approval. The Central District Health Department will send a reminder notice when the renewal period approaches.
CDHD sends a renewal notice to the last known address of the permit applicant.
If you purchased property with an existing permit and failed to notify CDHD of the transfer of ownership, you will not receive a renewal notice. There is not grace period and there are no exceptions. Failure to renew puts you back at the beginning of the line. You start the process over. The current application fee is $413.00.
The requirements for septic permits are very dynamic. An application granted a year ago, could be denied tomorrow.
Check with CDHD to verify your permit status.
