Build A Lot! What Is It?
August 13th, 2008 Categories: "Build A Lot", Garden Valley Business Scene, Garden Valley Buyers, Garden Valley Real Estate
Just Build It!
You are the kind of person who knows what they want. You can see the image perfectly in your mind’s eye. The room sizes, floor plan, lighting, even the landscaping.
Your real estate expert is a good listener. She has tuned into your vision. The list of homes she introduces you to are close. But…. You are not crazy about committing to close.
What about building in Garden Valley? Why not!?!
Let me introduce you to a new program that is designed to help you create your personal vision. Welcome to the “Build a Lot” program. There is a lot (no pun intended) of land inventory available in Garden Valley. Lot amenities and pricing covers a broad range of options. However, lot lenders are not as buyer friendly as they have been in the past. As with most loans, requirements have gotten tighter, downpayments are higher and interest rates are up.
With building material costs increasing and gas prices high, how can building in Garden Valley be affordable.
I’ll tell you how!
We have been working, for the past year to find solutions to these obstacles. We now have a builder we can recommend who can offer aggressive pricing for a quality built home. The construction meets the specifications for the Garden Valley environment, including insulation levels, 2X6 construction and, snow load considerations. CW Construction has been in business in Treasure Valley for over 20 years. They have a crew of subcontractors who consistently partner with them. They are geared up to be efficient, consistent, experienced builders. CW is offering us some aggressive pricing in this market. Depending on the floor plan you choose and your lot selection, you can build a home or cabin, in Garden Valley, for $200,000.
Starting today, I will be posting construction photos of the homes being built, in Garden Valley, by CW Construction. You can observe the construction as it progresses. Watch as this Garden Valley vision comes together.
Keep an eye on this blog to learn more about available financing solutions.

Let me help make your vision a reality!
Garden Valley Friday Favorites

My Motto “You Just Can’t Have Enough Dirt”
Usually on Friday I focus on one particular property that interest me. Today I’m stumped. I just love to have my own piece of ground….. To putter in the garden, move a couple rocks, prune a tree, feed the birds, be one with the land.
For those of you who know I’m a work-a-holic try not to hurt yourself laughing.
But one thing that can’t be denied is that I love to buy dirt. Ever since I purchased my first piece of land, I have been addicted.
If you are interested in joining this exciting, entertaining, educational and often heartwarming club you have come to the right place for coaching.
I know the Garden Valley dirt best of all. You could start with a nicely shaded lot in a good neighborhood with the sound of a stream running by. This lot, at $74,000 would be the perfect place to build that cabin or small home. At this price you could get into a home for $200,000.
If you are more the investor type, how about a heck of a buy on a 2 acre parcel in the city limits for $140,000. I predict this piece will be in the city center in the not too distant future. I see dollar signs whenever I think about it.
For the true naturalists who are looking for space where they can count the clouds, enjoy the views of distant mountains, and build the home of their dreams there are exceptional parcels starting in the $140,000’s.
However you pile it on, the land market has softened. If you’re like me, and dirt is a joy to behold, then give me a call. The choices are better than ever and the prices have softened to reflect the market conditions.
Lets get together and make mud pie.

Garden Valley Park Dedication
August 8th, 2008 Categories: Garden Valley Events, Garden Valley Living, Garden Valley Real Estate
Weilmunster Park to be Dedicated August 15th
The Garden Valley Recreation District has announced the date for the Weilmunster Park dedication. This is an important event in the history of Garden Valley. For years the Garden Valley Recreation District, headed by Jamie Anderson, has worked tirelessly to make the park a reality. They identified the property location and have applied for grants, solicited donations, managed fundraisers, and kept the community involved and informed.
I can’t think of a better location for the park. I especially like the idea that it includes some Middle Fork river frontage. No matter what happens to private and public land along the Middle Fork in the future, our kids will always have a place to play in the river. The addition of the walking path which ties the park to the school property is a huge plus. Although not fully developed yet, the plans for the park will offer ball fields, picnic areas and playgrounds.
The ceremony is planned for Friday, August 15th at 4:00 pm.
Governor Butch Otter plans to attend. The park is a great asset to our community. I plan to attend the ceremony so that I can personally thank all of the Garden Valley Recreation District board members and all of the folks who have made the park possible. See you there!
Current Board Members are:
President Jamie Anderson
Vice President Jeff Bass
Secretary Holly Mortimer
Treasurer Carol Smith

Music in the Mountains to benefit Garden Valley Parks and Recreation District.
Swing and Sway.
Bring the Kids to Play
Ride the Shuttle
Taste some Wine
Water is free
If you have a bottle
Help develop the Garden Valley park while having a great time with friends and family at the annual, Garden Valley, Music in the Mountains event. I promise the music will be better than my poetry. (I have no idea how I aced that poetry class in college)
In the past several years this event was held in the Garden Valley Park and featured strictly Bluegrass music, the event has been a great time, enjoyed by all. The musicians came from all over and were wonderfully talented. This years event has moved to the South Fork Landing property and the genre has been expanded. 20% of the event proceeds are targeted for the Garden Valley Parks and Recreation District. It should be the usual great time, great music and great company. Southfork Landing has set up a web site for the event. You can find more info at www.gardenvalleymusic.com
Check out the list of sponsors along with the event greenovations. Although it’s not mentioned on the web site, Jamie says you can get tickets at the gate. (door, first tree, guy at the parking lot??. There isn’t actually a gate.)
Hope to see you there.

Garden Valley Friday Favorites

BE A PART OF THE GARDEN VALLEY FUTURE
Big changes are coming in Garden Valley and the City of Crouch. A new school is under construction. A new library is on the way. A title company is coming to town. New businesses are cropping up, like bookstores, gyms, and spas, plant nurseries and organic food suppliers. New service providers are making themselves known in the area.
The City of Crouch is faced with a looming growth spurt. The largest obstacle to this opportunity is the lack of a municipal waste treatment facility. Now Crouch has a chance to overcome this obstacle. In any case, DEQ and Central District Health, chartered to protect ground water and river quality, are encouraging Crouch to move into the future.
What does this have to do with Friday Favorites?
One of the last remaining, 2 acre, undeveloped and unrestricted parcels within the Crouch City limits, is now available for sale. The two acres is level, has great views and
fronts the Middlefork Road. It doesn’t take much imagination to see the possibilities that this property has to offer.
The future of Garden Valley and the City of Crouch is undeniably bright. Hook on to a star.
Buy your own little piece of Idaho’s future for $140,000.

Independence Day

4th of July - Salute The Red, White and Blue
I always look forward to the 4th of July in Garden Valley Idaho. The town’s celebration is ….. hmmm, I’d say robust! There will be no shortage of flags, grilled food, duck races, water guns, parades, uniforms and fireworks. The whole town will come together in one central location to mark the most important anniversary in our countries history ….. and have fun doing it.
Challenge! Meet Me At the Flag Raising.
The Garden Valley 4th of July Calendar of Events starts with a Flag Raising Ceremony at 8:30 am at the Garden Valley Properties office. The scouts raise the flag, General Kane honors us with a few words about the “Stars and Stripes” attendees recite the “Pledge of Allegiance”, and the gifted cast of the Starlight Mountain Theater lead us in the “Star Spangled Banner”. It’s an appropriate start to the day’s events.
I am always pleased to see the same folks attend each year. I am always disappointed to see the same absences each year. I challenge you to start your day with a reflection of what the 4th of July really means. Bring your kids, bring your Moms, Let’s not forget the real meaning of this anniversary.
GOD BLESS THE USA
